1. Location: Gonzalo Vazquez, Chiman District, Province of Panama

2. Land:
a. Titled: 978 hectares of titled land with 4.4 kilometers of oceanfront and 3 beaches, one of which has surfing waves and another white sand beach.

b. Untitled:
268 hectares
The process for titling the untitled land is almost finished (a few months), and seller will manage the process.  

3. Condition: 20% primary forest, and the rest secondary forests in various stages of development. Until now used as a nature preserve protecting over 200 species of fauna and flora. Environmental report available.

4. Use: farming, cattle, carbon recapture, reforestation, ecotourism (surfing, snorkeling, fishing, hiking, canoeing etc.), hospitality (lodge), home(s), sustainable development.  Farming/cattle land in the area yield between $250-500 per hectare per year (ideal for someone who wants to wait until the future to develop, and in the meantime generate income).
5. Access: 150 kilometers from Panama City. To get to it, travel on the very well maintained Panamerican highway for 100 kilometers, and then 50 kilometers on a gravel road. The gravel road is in the process of being turned into an asphalt road. Total trip time:  3-4 hours now, 2 hours in the future. Other alternatives: Boat: 2 hours from Panama City. Helicopter: 40 minutes from Panama City.  

a. This is the cheapest beachfront land in Panama. Other beachfront properties in remote areas of Panama sell between $5-10 M2. Island properties, which are also off-the-grid, can sell for as much as $100 M2.  
b. Agricultural/farming land in the area without oceanfront go for $3,000, and purchase price plus improvements can be financed by banks. 
c. Substantial price appreciation when the asphalt road is finished. While the person waits for the road to develop, can generate an income from farming/agriculture.
d. Beautiful oceanfront land can be used for future tourism and vacation home development
